7 Things You Need to Rent a House

The following are the typical minimum requirements for leasing most homes.

  • Income is 3x times the monthly rent 

  • Credit score above 600 for all adults

  • No Open Bankruptcies - They must be discharged

  • Accounts in good standing

  • No evictions or judgements in the last 7 years

  • No felonies

  • Some homes also have pet restrictions (number, breed, size)

 

Upfront Costs of Renting a Home Vs Renting an Apartment

  1. A security deposit equal to at least one month rent due at the time of application (sometimes upon move in)

  2. Application Fee: for each person over the age of 18, this fee varies

  3. Pet deposit(s): depending on the number of pets you have, if applicable

  4. Pet rent: to be added to your month rent in some cases

I will help you calculate a more accurate number, but expect an upfront cost of about 2.5 times rent if you need an immediate move in and have pets. You should also be prepared to provide Utility Transfer Account Numbers and Renters Insurance information before receiving the keys.
